Altos measures buyer demand through a unique value known as the Market Action Index. From a neutral point of 30, the MAI indicates whether buyers or sellers are in favor in a particular market. Santa Barbara has been edging up for the last few months and but has yet to broach neutral with a current MAI of 29.54. This means that there are just slightly more home sellers, giving buyers a little more leverage to bid competitively.
This leverage has helped bring the median single-family home value over the last few months as well. As of August 29, the median home price in Santa Barbara is $2,022,077.
